Lake Keowee Shoreline Management Guidelines (Boat Docks)

  • Full pond is 800’ elevation.
  • Maximum square footage for dock, ramp, and fixed structure equals 1,000 sq. ft up to the 804’ elevation.
  • Square footage applies to structures within contour lines.  (Note: Contour lines vary by lake location IE: 801’ to 810’)
  • Minimum 100’ of shoreline to qualify for 1,000 sq. ft. dock.
  • No dock structure to extend more than 120’ out, or 1/3 the distance across the cove whichever comes first.
  • Dock structures with wide side larger than 6’ may extend a maximum of 110’ out or 10’ less than 1/3 the distance across the cove.
  • Dock turned sideways or swim platforms subtract 10’ from total structure length when calculating 1/3 cove width (10’ to accommodate moored boat).
  • Dock must be 50’ from environmental zone and must be reviewed twice.  No docks in environmental zone.
  • Minimum of 10’ off projected property lot line or 25’ between docks (whichever is greater).
  • Docks cannot cross the projected property lot line without a Variance letter.
  • $300 Duke Energy permit fee for dock.
    • Plat must have shoreline measurements and surveyor’s seal (professional land surveyor)
    • Dock location on plat
    • GPS coordinates
  • Duke Energy permits are good for one year from date on approval letter; lot owner reapplies not renew.
  • One dock per deeded lot.
  • Docks cannot chase water.
  • Dock cannot be enclosed; must be able to see through.
  • Sundeck access stairs over water count in square footage.
  • No more than two PWC ports on dock.
  • Duke Energy does allow different anchoring systems: Seaflex underwater anchoring, pilings and cable/winch anchoring system.
  • May have mooring ball with dock (requires a permit).
  • Removing vegetation on shoreline may delay permit approval.
  • Lake front owners can have a 4’ access path to the dock.
  • No new decks within the 800’-804’ elevation.

  • Lake front owners must have an approved dock permit before Duke Energy will issue a dredge permit.
